this chesterland estate boasts an expressive fusion of eastern and western styles. together, dawn and the homeowner dreamed up an eclectic yet grounded home that displays a fabulous array of artisanal treasures, textures and exclusive fabrics.

In the entry, the homeowner’s worldly relics set the tone. Dawn considered every detail to heighten the space and match its top-tier decor. The central staircase was reconfigured to a modern format—customized with an elegant, handcrafted bannister and dressed with a textured runner. A custom-designed, leather-draped chandelier hangs high above the foyer center, where a mix of South African and European styles keeps things fresh. A ribbed cement table sits atop a checkered cowhide rug and is paired with woven rattan chairs, shell-inspired vessels and tropical greens.
In the living room, warm, organic elements bring a hint of earthiness to an elegant porcelain bar, creating a luxurious oasis made for indoor and outdoor entertaining. The black & white chairs and white wool rug were hand-selected to tie the room together with elegant simplicity. Moments of drama are shown through unexpected materials, mixed patterns, etched textures and high-end function.
Black steel doors and folding glass walls add an innovative, modern touch—expanding the space inside and out to flood natural light into every corner of the open floor plan. A conversation room lies adjacent, interlaced with refined details and luxurious embellishments that connect with the home’s international feel.
The upstairs master guest suite was made a modern bohemian, Tulum-inspired retreat. Dawn worked to meld texture into every detail—fusing natural, knitted and worldly patterns with light and bright elements to achieve a beachy, coastal feel with a story to tell.
Additionally, two bedroom suites were redesigned for the homeowner’s teenage sons. Dawn established floor plans to house custom desk spaces and shelving that showcase each of their lifestyles in a thoughtful, functional way.
